Hey Charles ...

I had this problem a few days back, the updated installer seems to be doing
the trick for me 

(thanks again tarmo, really appreciate your help & effort ... i feel more
confident about the update process in general now that i have learnt more
about likely causes ... & what a preference file is ...)
